How Ujjwal can help

Advice built around the property you’re actually buying

A first flat and a four-property portfolio need different lenders, different paperwork and different conversations. Here’s where we spend our time.

Everything Ujjwal advises on

Mortgages and protection, under one roof

Whatever the situation, there is usually a lender for it. These are the areas Ujjwal advises on day to day.

How it works

Four stages, and you’ll always know which one you’re in

Most purchases run from first call to completion in eight to twelve weeks. Remortgages are usually quicker.

  1. STAGE 01

    The first conversation

Twenty minutes, free, no obligation. We go through your income, deposit and plans, and tell you honestly what’s achievable.

  2. STAGE 02

    Decision in principle

We pick the lender and get you an agreement in principle, usually within 24 to 48 hours. That’s what estate agents want to see before they take an offer seriously.

  3. STAGE 03

    Full application

We submit the application, chase the valuation and answer the underwriter’s questions. You send us documents once; we deal with the back and forth.

  4. STAGE 04

    Offer to completion

Your formal mortgage offer arrives and we liaise with your solicitor through to completion day. We’ll also diarise your rate expiry so we can start early next time.

Run the numbers

See the monthly payment before you see the property

Two quick sums: what a mortgage would cost each month, and roughly what lenders would let you borrow.

Your home may be repossessed if you do not keep up repayments on your mortgage.

These calculations provide an illustration only and do not constitute a formal quotation or regulated financial advice. Lenders assess affordability on your full circumstances — credit history, dependants, committed outgoings and the property itself — so the figure they offer may be higher or lower. Speak to Ujjwal for a decision in principle based on real lender criteria.

Recent work

The kind of cases that come our way

A sense of the work, rather than a wall of five-star quotes. Every case is different, and nothing here is a promise about yours.

Auction purchases against the clock

Contracts exchange when the hammer falls and completion is usually 28 days later. That only works if the finance and the exit are lined up before the bid, not after it. Ujjwal arranges bridging on that basis, through Match Financial Partners Ltd, and plans the refinance from day one.

Bridging & auctionNot regulated by the FCA

Limited company buy-to-let

More landlords are buying through a company, and the lending is genuinely different — criteria, rates and underwriting all shift. We structure the case around how the lender will actually read it, and work with the client's accountant where the tax position matters.

Buy-to-let & SPVMost BTL is not regulated by the FCA

Income and credit that don't fit a template

Self-employed accounts, contractor day rates, several income sources, or a default or CCJ from years ago. These are the cases where a high street decision engine says no and a human underwriter at the right lender says yes.

Residential & specialistSubject to lender criteria

These describe the types of case we handle. They are illustrative only, are not a forecast of what any lender will agree, and outcomes depend entirely on your own circumstances and the lender's assessment at the time.

Common questions

The things people ask us first

What does the advice cost?

There will be a fee for the mortgage application, charged by Match Financial Partners Ltd. For a standard residential or buy-to-let mortgage it is typically £495. For commercial, semi-commercial and specialist lending it is typically 1% of the loan amount. Fees are set case by case, and Match Financial Partners Ltd will confirm yours in writing before your application is submitted, including when it becomes payable and when it becomes non-refundable.

The initial consultation is free. The application fee is charged by Match Financial Partners Ltd upon submission of your full application, not at the first conversation.

Match Financial Partners Ltd will also normally receive a commission from the lender when your mortgage completes. Both figures are confirmed in writing before you commit to anything.

How much can I borrow?

As a rough guide, most lenders cap borrowing at around 4.5 times your annual income, and some will stretch to 5.5 times for higher earners or certain professions. Credit commitments such as car finance reduce that figure.

The affordability calculator will give you a ballpark. A short call will give you something far more accurate.

What deposit do I need?

Five per cent of the purchase price is the usual minimum, and there are 100% options for some buyers. But rates step down at 10%, 15%, 20% and 25%, so every few thousand pounds more can noticeably cut your monthly payment.

Remember to budget for solicitor’s fees, searches, a survey and — depending on the price and whether you already own a home — Stamp Duty.

How long does it all take?

An agreement in principle usually takes 24 to 48 hours. From full application to formal mortgage offer is typically two to four weeks. Completion then depends on your solicitor and the chain — eight to twelve weeks from offer accepted to keys is normal for a purchase, and a remortgage is often four to six.

Will talking to you affect my credit score?

No. Our initial conversation involves no credit search at all. When we get you an agreement in principle, most lenders use a soft search, which only you can see. We’ll always tell you before anything leaves a hard footprint.

Can you help if I’m self-employed or my credit isn’t perfect?

Usually, yes — this is exactly where a broker earns their keep. Lenders treat self-employment very differently: some want three years of accounts, others will work from one. The same goes for defaults, missed payments and CCJs.

Being turned down by your own bank tells you about that bank, not about the market.
